Current Fund Outline

THC Value-Add 1 LP is our active fund vehicle, targeting value-add multifamily acquisitions across Alberta's mid-sized markets. The fund is structured as a registered Limited Partnership, distributed through a licensed Exempt Market Dealer, and designed for accredited investors seeking real asset exposure with institutional-grade oversight.

We are currently deploying capital across a portfolio of income-producing multifamily assets. Our strategy is built on conservative underwriting, refinance-driven capital recycling, and a 3 to 5 year hold period targeting 15 to 18 percent annualized returns through a waterfall structure with equity participation.
